I am meeting some of the phase 1, 2 & 3 CC OC on wed, I would love to contribute more to our estate management and improve fairness and transperancy in CC. I will offer my help to our OCs and see if we can do something together for the best interest of residents here. Thanks.E

For those who can read Chinese, below is my article on Appledaily today. Basically I discussed that MTRC has financial grey area in all 4 private estates in Tung Chung, including pre-operating expense, MR on capiital fund, missing management fee should be paid by the developer, which I expect to cost we owners about $6m in SVC, 10M in CS and at least 15M in CC. Also I argued that MTRC charges 10% MR, which is the highest allowed in law and highest rate in the industry, I request them to cut the MR from 10% to 8% immediately. I am also a CC owner, and I will keep working and fighting for all Tung Chung North residents here! Please join me if you can, thanks. WON THE GENERAL MEETING IN SVC LAST NIGHT ON LIFT CONTRACT, INDEPENDENT ACCOUNTING FIRM, INDEPENDENT LEGAL ADVICE VOTES ON THE BEST INTEREST OF RESIDENTS, GIVEN THEN THE DEVELOPER ALSO CAME TO VOTE WITH ITS 7.5% OWNERSHIP. WE HAD A MEETING WITH ABOUT 16% OWNERS CAME TO THE GENERAL MEETING LAST NIGHT, WHICH IS A RECORD HIGH IN 6 YEARS SINCE SVC EXISTS.
WE ALL SMALL OWNERS, PLEASE BEWARE OF DEVELOPER'S VOTE IN ANY GENERAL MEETING, IN CC, CK STILL OWNS MANY CAR PARK. LAST NIGHT IN SVC, THE DEVELOPER USED ITS COMMERCIAL AND 253 CARPARK SHARES TO TRY TO CONTROL THE RESULT. BUT THX TO OUR GOOD AND UNITED RESIDENTS, WE SMALL OWNERS STILL WON. If can have account access and legal support,MO may not crazily spend our $ cos we can find it out then take action against them. This is another way to better monitor MO without forming an OI. Unless we can find a whole group of good members to be OI, otherwise we should not form OI cos it will have even more difficult to manage/monitor a bad OI then a bad MO.

hi all, no worries, I will still work closely and work together with our OCs. However, everything must have its reason, and we cannot totally rely on one source when fighting with a huge MTR machine. A pressure/concern group can generate extra awareness and attention from residents, government and media to our lovable CC. Also we can be an informal way to fight hard while OCs must keep certain close distance with MO, in order to keep dealing with them nicely and formally. So to make REAL change, we need a group to deliver REAL results. Thanks all.

hi mate, I am dealing with MO/MTRC for their financial matters, including our pre-operating expense, developers' unpaid management fee, MR on our capital fund account and how they spent millions of $ from our capital account without any monitoring, etc.
Another issue is their purchase process which is totally in black box. I and my fellow SVC OC, residents there too, we have achieved some impovements in SVC so far, and I want to work on these common problems in CC too. Anyone of these financial isses can freeze our management fee for up to 5 years.
I also concern the "balance" of residents' life and interest in our community. I really don;'t want to see people to divide our community into opposite groups, dog owners vs non-pet owners, CC residents vs CS residents in the P path of CS issues, etc. I really dislike some politicians who try to gain certain support by highlighting the conflict interest of our residents, etc. I hope to have a group to concern our common problems, work togethers, improve togethers, etc. I cannot do everything alone, your involvement will be highly appreciated, please join us. Thanks.

thx, it is still ok to get it started, more and more owners can join and if we have 50, 100 owners as members, we naturally become a representative body. I think there will be 10 owners soon, once we have 10, then we will have 20 later, when we have 50 or 100, MO, OC should pay attention to our concern too. We can give suggestion to MO, OC too as a group. I also have estate management experience as SVC OC, also I have several connection in media so you see 2 reports on Appledaily about estate management this month from me too. I think we are a third powwer beside OC, but we can stillw ork with OC to achieve common goals for our residents. For things OC cannot or not suitable to do, we the pressure group can act too.

3 major concern:
I dont suggest to improve little here and there, cos if the system cannot be changed, we will help MO to fix their little prolbem here and there forever.
I suggest to improve our financial transparency or even chase back our $$$. Which in CC, I guess we have over 10 million $ to chase.
Second major concern is the tendering and purchasing process which involve big $ and resident rights. It directly affect our management fee in the future too.
The third concern will be our on site management quality, clubhouse management quality and all onsite service quality that also directly affect our living standard here. thx.
