Another thing I wanted to ask - for those with experience in buying / selling - what is a fair price for a flat when compared to a bank evaluation.  Based on what I've seen on the flats in CC at the moment, prices are anything from 2- 15% above bank valuations.

And can anyone recommend the most accurate bank to value a property?  Is there one most commonly used?

You can check with few banks , generally they give u similar valuation , for new properties anything upto 15% over bank valuation is common , but for old property for example in TST , bank valuation can be even 30% less than market price..

Depends on the Bank.

HSBC tend to value higher floor flats at levels above Hang Seng.

Thanks for the replies.  It seems that HSBC are valuing higher than others.....but these are for higher floors I'm looking at.
