Don't use the BBQ myself but see a lot of frustrated people queuing when I go to the gym in the morning. Seems ridiculous we only have 3 for an estate this size.
The developer has not released crap is the same excuse I hear for every gym machine being broken and the place being like a sauna. Being selfish I would just like to go a well equipped, adequately air conditioned gym. Frankly I don't mind paying over the odds but save me from this tedious crap.
How petty is this? For three months at least the disinfectant spray bottle has been missing a nozzle. MO alleged someone has stolen it! As if they were so desperate? Trying to use it is like asking a geriatric with prostrate problems to piss straight but they just refuse to replace it with a $10 replacement bottle.
Good service costs little but poor service is inexcusable. This place is not run for the residents but the MO's convenience.

Yes, I don't follow this 'the developer has not released...' well, maybe they should be requested to release whatever it is they need to release. It seems awfully tame and lame as an excuse. Is there no legal basis for such release or even schedule in the various legal documents? I can't readily imagine why such release can not be made - probably naivety on my part.
I know that this 'theft' argument applies across various areas of life in HK, for example I am aware that this 'issue' also prevents the public hospitals providing toilet paper because people steal it all. My guess would be that such terrible theft of the spray bottle muzzle happened once a long time ago and so in the normal way of things here the only solution is to deprive everyone. That way no subsequent theft can happen. If the nozzle only costs $10 then a stock could be put in place and the staff responsible for that area warned to be more alert or lose their jobs for poor performance. There must be a suitable solution, I would have thought.
Personally, I am so glad that the sand is from St Lucia, it's a better class of sand after all. A shame to use it, I suppose - better just let it mature before it's ready to use like a good wine, I guess.

Does anyone know of any vege or mushroom that grows in sand? Now that it is tbhe wet season i'm sure we could plant some seeds / spaws and the MO would not know till we are cultivating?

Cannabis likes well drained sandy areas and as far as Security is concerned looks like tomato plants  May not improve the area but if you use the product you won't care.

Similar issue with the indoor golf simulator.
The system is tired and old, and unhindered by any regular or preventive maintenance. The result is that, out of the hour you book and pay for, you spend 20-30 minutes on your knees realigning the tee fitting, so the system actually recognizes the golf ball. Clubhouse staff has made a temporary fix with household aluminum foil, which (if you're lucky) occasionally works... And that's for the one on the right hand side, the left-hand one is used as storage and hasn't worked in recent history.
Frustrated by the lack of service, one of our little gang of regular users, contacted the local agent for the equipment to ask what the story was and was told "We contacted the management of the CC Phase 1 club house today and were informed that they never got any complaints..." (Direct quote - email)
Utter tripe of course (we have complained often), and typical of the management style that we have come to expect from the clubhouse gang...

Now that the Clubhouse Management Contract is coming up for renewal I am not surprised to discover the present team are a subsidiary of Choeng Kong the developer of CC and the Clubhouse. No wonder little happens or the excuse "the developer has not signed over the building" is so over used.
Unless all the owners lose their minds and re-instate the same management company, now would be a perfect time to make not only a change in management style but also harness the enthusiasm of the new incumbents to make some changes for the better.
Perhaps the DOC should create a clubhouse sub-committee and working party to take closer control and develop the facilities we currently have but are sadly either closed, under utilised or broken?

I agree.
It is high time the MO quit the excuss of no licence for the snack bar. dont need to rent it, just give it to an operator on a % of turnover rent and I'm sure it will do very well.
I hope the Owners Committee take this opportunity to get things right and get rid of C Kong. Remember C Kong dont care neither does the MO as they do not get an override on the place...

Besides the snack bar they need to repair all the broken equipment in the gym; as it seems to be always busy they should make it bigger to make more money from the daily charge. There is a lot of opportunity.
Good idea for more of us to get involved.

new toys in the toddlers area! great idea, however it's all battery operated v-tech and fisher price stuff - expensive, and not really meant to be used & abused by enthousiastic kids who spend a lot of time in small flats. even the kiddies race track has been open for 2 days on the bounce. Unfortunately the 'bikes' need to charge for 3 days to give 30 mins of (slow) fun! I've also seen delivery of new gym equipment over the last few weeks, and even the squash court has had a touch of paint. it's not like their contract is up for renewal or something?

I'd like to see some things happen with the Clubhouse. Moving the children into the contained area and thus another layer of glass would make the area more livable for those of us who are not engaged in running about and screaming. If I were a bit smarter I'd post a survey to find out if others feel the same.
Like others who have posted I also see the large area behind glass for children that is not utilised. I pay a small bit to use the gym, do they pay a small bit to use the playground?
I also notice the many patrons who are wearing ear plugs (me) or music buds to block out the noise of the children in the open area. If you watch carefully you notice some adults cringe while working out as the screams reverbarate through the area. I find this mildly distracting but after awhile or a temper tantrum it does get on my nerves. I try to schedule my workout based on when I think there will be less children. I find this inconvenient.
I've also tried to use the quiet rooms for reading, the glass does not stop the general play noises and screams. It does not make sense that an activity which is known to create noise (children playing) is done in area which is shared with persons not making noise such as the gym. The noise of the children also disturbs those reading papers or using the lounge area. The putting area is also a play area.
It seems the Clubhouse is a big childrens area and there are small areas where adults might find space which they must pay for, although not likely any peace. I'm going to continue to put suggestions in writing, does anyone else have ideas?

Children are children. They do make unusual noises when the rest of us may not expect them. The guardians, helpers, parents seem to care little about it and anyway just let them be. As long as they are not screaming in your face, let them live.
It would be nice if we could all just get along.
It would be nice if parents, etc cared more, but they won't - so give it up.

it's a playground - if you want a place where kids are quiet rename it to library and we'll take them somewhere else. Maybe put another notice up, I'm sure you can still find some space
